2. Summary:
   1. Preserve 1884 Rogers Building and put in 15 Condominiums
   2. Demolish 1950’s addition and replace with 6 single family homes
   3. Create 21 residential units, 2 of which would be donated to Town for senior housing.

   1. Rogers School: 15 Condominium Units in the 1884 Building (How many BR?)
      1. 8 units on 1^st and 2^nd floor (one in each classroom)

      3. 2 units in basement – donated to Fairhaven for senior housing

4. Costs of Proposal
   1. $300,000 proposed purchase price
   2. $2,400,000 toward buildout of Condos in Rogers School
   3. $1,800,000 toward 6 single family houses and demo of 1950’s addition
   4. Total cost $4,500,000
5. Financing: $4,200,000 loan
   1. $2,400,000 towards build out of condominiums in School
   2. $1,800,000 towards 6 single-family houses
6. Maintenance
   1. Condominium Association (CA) fee for landscaping
   2. $5,000 from sale of 13 condo units will be put into CA maintenance reserve fund. Master Covenant for maintenance and future protection to be recorded.
   3. Monthly fees from 13 condo units will be put into CA maintenance fund.
   4. Homeowner’s Association for 6 houses.
7. Parking
   1. Rogers School: New 12 spot lot on Chestnut in addition to  existing 12 on Pleasant
8. Development Area: Does not exceed 50’ pavement beyond ROW.
9. Historic Preservation:
   1. Will apply to National Historic Register
   2. Propose to place 99-year deed restrictions on future use.
   3. New windows with same size and style.

    2. Final Design plans within 60 days of acceptance and approval of proposal.

    5. Months 9-12 – Complete construction of 6 family homes.
    6. Months 18-24 - Buildout of 15 condominiums in 1884 Rogers Building
